Projects in this area include shopping centers, grocery stores, office parks, industrial complexes, freight/shipping centers, railway projects and hotels for both regional developments and individual sites throughout multiple Midwest states.

In addition to the site development activities that accompany these projects (surveying, grading design, storm and sanitary design, roadway/transportation design), major improvements to offsite infrastructure are often required. Improvements may include railroad realignments, highway interchanges, waterway channelization and design.

AVIATOR BUSINESS PARK

LOCATION: Hazelwood, Missouri
SITE AREA: 155 Acres
CLIENT: Panattoni Development
DESCRIPTION: This site was formerly home to the St. Louis Ford Motor Company assembly plant and surrounding complex. This project involves the demolition and removal of the entire building complex along with most of the internal utilities and sewers. Reconstruction efforts include design for a modern day business park capable of serving both industrial and commercial users. New roads, utilities and sewers will be installed as part of this work. In addition, a portion of the property is located with a designated 100 year flood hazard area. Our design work includes preparation of models and accompanying reports to mitigate this area and recover as much of that flood zone as possible for development use. As with all new projects in the St. Louis area, design considerations for special storm water quality control features necessary to meet newly enforced EPA Clean Water Act provisions were required.


DIERBERGS MARKETS

LOCATION: St. Louis Metropolitan Area
SITE AREA: 20+ acres
CLIENT: Dierbergs Markets
DESCRIPTION: We have been a part of the Dierbergs Markets design team for over 20 years. Clayton Engineering has provided consistent site planning and design and has continued to meet the Dierberg’s design requirements, which can be difficult to achieve due to the nature of their business. We have also continued to meet or exceed their design schedules. This is evident by the long relationship we’ve maintained. To date we have helped Dierbergs develop 16 Centers. Examples of some of the more challenging projects include the recently opened Wentzville Store and Center, Wildwood Center, the Clarkson and Baxter Center in Chesterfield. In addition, we performed all of the planning, surveying and site engineering for their Corporate Headquarters in Chesterfield, which was completed in 1999.


HAZELWOOD LOGISTIC CENTER

LOCATION: Hazelwood, Missouri
SITE AREA: 190+ acres
CLIENT: McEagle Corporation
DESCRIPTION: In 2001, we were asked by McEagle Corporation to assist them with planning and presentation exhibits for a new industrial park to be developed on 400± acres in the City of Hazelwood adjacent to the Lambert-St. Louis Airport. The area to be developed was part of the ongoing residential noise abatement buyout program for the Airport. This area is bounded by Lindbergh Blvd. on the east, Missouri Bottoms Road on the south, McDonnell Blvd. on the north and Phantom Drive on the west. While these formerly residential properties were unsuitable for that use, they are ideal for industrial uses. We performed the entire preliminary layout planning with areas set aside for various uses and for rerouting of a major public street, extension of rail service into the site and removal and reconstruction of secondary streets, sewers, and utilities to better fit the new industrial park concept. Design considerations also included maintaining and relocation of active public utilities and sewers during construction and provision for special storm water quality control features necessary to meet newly enforced EPA Clean Water Act provisions.
