Projects in this area include shopping malls, grocery stores, office parks, industrial complexes and hotels for both regional developments and individual sites.
In addition to the site development activities that accompany these projects (surveying, grading design, storm and sanitary design, roadway design), major improvements to offsite infrastructure are often required. These may include railroad realignments, highway interchanges, and stream channelization design. Wings Corporate Estates - This recently completed 40 acre business park for industrial and commercial uses is in an area protected from Missouri River flooding by a FEMA-approved 500-year levee. This has presented several design challenges as the site is extremely flat, being former flood plain, and is located in a special Monarch Drainage District where overall drainage and detention are coordinated for the common good. In addition, the property is located at the western end of runways for Spirit Airport, St. Louis County’s second largest general aviation facility. Special design consideration was required to avoid any standing water or other site feature that might attract water fowl that would be hazardous to planes landing or taking off from the runway. We worked with the Airport Authority in developing infrastructure that would serve not only the Wings Corporate Estates, but areas that the Airport has set aside for future development on their part.
Hazelwood Industrial Park - In 2001, we were asked by McEagle Corporation to assist them with planning and presentation exhibits for a new industrial park to be developed on 400± acres in the City of Hazelwood adjacent to the Lambert-St. Louis Airport. The area to be developed was part of the ongoing residential noise abatement buyout program for the Airport. This area is bounded by Lindbergh Blvd. on the east, Missouri Bottoms Road on the south, McDonnell Blvd. on the north and Phantom Drive on the west. While these formerly residential properties were unsuitable for that use, they are ideal for industrial uses. We performed the entire preliminary layout planning with areas set aside for various uses and for rerouting of a major public street, extension of rail service into the site and removal and reconstruction of secondary streets, sewers, and utilities to better fit the new industrial park concept. Design considerations also included maintaining and relocation of active public utilities and sewers during construction and provision for special storm water quality control features necessary to meet newly enforced EPA Clean Water Act provisions.
Lakeview Commerce Center - Since 2005 we have been working with Panattoni Development, one of the Country’s largest developers of commercial/industrial properties as they have made their entry into the St. Louis Regional market. The first project to come out of the ground was the development of three lots for warehouse use in Lakeview Commerce Center located in Edwardsville, Illinois, just across the Mississippi River from St. Louis County. These facilities range in size from building areas of 500,000 square feet to over 1 million square feet. These properties are on extremely flat terrain, which works well for the buildings, but presents atypical drainage design. In addition, the properties are near 100-year flood plain levels in elevation. Utilizing the expertise of our in-house hydraulics engineers, we have designed each of these projects to provide proper drainage and protection from expected floods.
Aviator Business Park – This is our latest project with Panattoni Development in the St. Louis Area. Located at the intersection of an Interstate highway and the busiest “non- freeway” in the area, the 155 acre site was formerly home to the St. Louis Ford Motor Company assembly plant and surrounding complex. This project involves the demolition and removal of the entire building complex along with most of the internal utilities and sewers. Reconstruction efforts include design for a modern day business park capable of serving both industrial and commercial users. New roads, utilities and sewers will be installed as part of this work. In addition, a portion of the property is located with a designated 100 year flood hazard area. Our design work includes preparation of models and accompanying reports to mitigate this area and recover as much of that flood zone as possible for development use. As with all new projects in the St. Louis area, design considerations for special storm water quality control features necessary to meet newly enforced EPA Clean Water Act provisions were required.
Chesterfield Village – Chesterfield Village is a 1500± acre mixed use development located in what is now the City of Chesterfield in West St. Louis County. In the late 1960’s and early 1970’s, this site consisted of farmland and undeveloped parcels in an area of sparse population. Sachs Properties had the vision to see the potential for developing a planned community consisting of a regional shopping center surrounded by commercial and residential parcels for various development uses and densities. Clayton Engineering assisted in bringing this vision to reality by providing assistance with surveys, conceptual studies and rezoning. Once the zoning was established, we provided the civil design and staking for the overall infrastructure to serve this community as well as for the Chesterfield Mall portion of the development. Over the years we have provided continual civil design and staking for various commercial and residential parcels within Chesterfield Village as they have been developed.
Arrowhead Industrial Park – This 200+ acre industrial park built by Baur Properties in St. Charles County was also developed in the early 1970’s. We assisted in the planning and infrastructure design for this project, including the design for a branch rail line to serve these large industrial lots. As lots were purchased for development, we performed the civil engineering design and construction staking for many of the end users.
Elm Pointe Industrial Park – This 300+ acre industrial park being developed by Bakewell Corporation is currently under construction in the City of St. Charles. Again, site planning, design and staking services have been provided by Clayton Engineering. This site was located partially within the 100 year flood plain as defined by the Federal Emergency Management Agency (FEMA). As part of our services, we performed the flood plain study and submittals though FEMA to raise the property and protect it from the 100 year flood. Several lots are currently being developed for various industrial uses with site civil engineering and staking provided by Clayton Engineering.
Grandview Plaza – This 110,000 square foot, 6.6 Acre, commercial office project for Bakewell Corporation is located on at the northwestern quadrant of Interstate 270 and Missouri State Highway 30 in St. Louis County, Missouri. This site had severe grade problems which required special study and design considerations. By utilizing our computer modeling capabilities, we were able to look and many alternate grading designs in a short time frame to arrive at the optimal site grades. The project was completed in 1997 with ADP Corporation as the major tenant. Bakewell Corporation is one of the largest developers of commercial and industrial property in the St. Louis County and St. Charles County area. Clayton Engineering has been performing their site design work for over 15 years.
Dierbergs Corporate Headquarters – This 98,000 Square foot commercial office building for Dierbergs Markets is situated on 4.0 Acres in Chesterfield, Missouri at the intersection of Swingley Ridge Drive and Chesterfield Village Parkway. Design was completed in 1998 and construction completed in the summer of 1999. Dierbergs is the second largest grocery chain in the St. Louis Area. Besides the new headquarters building, Clayton Engineering has performed the site work design for the majority of the new Dierbergs stores and centers built over the last 15 years. |
