Residential planning and design includes such diverse development projects as single family subdivisions, attached housing neighborhoods, hotel and motel complexes, apartments and condominium projects.
Each project provides unique challenges to design aesthetically pleasing sites while retaining natural resources and complying with municipality development standards.
The complexity of those standards changes often with advances in understanding of the effects of development on the environment.
Clayton Engineering has been a leader in the use of new computer based tools to assist in the design of residential communities.

Special residential development amenities for recent projects have included sewage treatment facilities, detention basins built in harmony with existing drainage or completely hidden underground, gated entrances, wetland abatements and floodplain reclamation, pumping stations and force mains.
Additionally, we have the experience you may need for re-zoning and municipal annexations.

REPRESENTATIVE PROJECTS:


CHESTERFIELD VILLAGE

LOCATION: Chesterfield, Missouri
SITE AREA: 1,500 acres
CLIENT: Sachs Properties
DESCRIPTION: A mixed use development located in what is now the City of Chesterfield in West St. Louis County. In the late 1960’s and early 1970’s, this site consisted of farmland and undeveloped parcels in an area of sparse population. Sachs Properties had the vision to see the potential for developing a planned community consisting of a regional shopping center surrounded by commercial and residential parcels for various development uses and densities. Clayton Engineering assisted in bringing this vision to reality by providing assistance with surveys, conceptual studies and rezoning. Once the zoning was established, we provided the civil design and staking for the overall infrastructure to serve this community as well as for the Chesterfield Mall portion of the development. Over the years we have provided continual civil design and staking for various commercial and residential parcels within Chesterfield Village as they have been developed.


THE LEGENDS

LOCATION: Eureka, Missouri
SITE AREA: 763 acres
CLIENT: Belcher Real Estate
DESCRIPTION: Another significant project that shows our ability to plan and design complex and unique facilities is The Legends, a 763 acre mixed use development located in the City of Eureka, Missouri. Planning and design began in the mid 1980’s. The project consists of a 27 hole golf course and clubhouse along with residential parcels set aside for various densities of residential development totaling over 500 units. Clayton Engineering provided surveying, design for grading, streets, sewers, water, stormwater, detention, determination of routing for other utilities and construction staking. A significant design feature was the lakes located within the golf course. Not only are they a feature of the course itself, but they also provide overall project stormwater detention and storage for irrigation of the course. The lakes are kept full regardless of recent rainfall by means of a high flow well that was designed for that purpose.


TURNBERRY PLACE

LOCATION: St. Peters, Missouri
SITE AREA: 50 acres
CLIENT: Turnberry Place Apartments L.P. (Amerwest Development Co.)
DESCRIPTION: This site was selected as a mixed use residential tract located just north of Interstate 70 in St. Peters. The site includes multi-family buildings, single family lots, a clubhouse with amenities, condominiums and covered parking structures. Due to the nature of this site, a public road was constructed to allow access to the outer road. The site required subdivision plats and easements for utilities as well as condominium plats.
